How To Throw A Memorial Day Weekend Party To Remember

Preparing For Memorial Day 2013Memorial Day weekend is widely regarded as the beginning of summer and many people kick off their summer plans on the weekend coming up.

We take this time to remember the brave men and women who have given their lives to protect and defend our liberty and freedom. But even while giving thanks for their sacrifice, we also celebrate the beginning of our summer with fun and (hopefully) sun!

As many people are more budget-conscious these days, holiday travel out of town may not be the best option for everyone. There are so many ways to enjoy the first long weekend of the summer, and since it is one of the busiest travel times of the year, maybe you should just plan to stay at your home this Memorial Day.

Not only do you get to skip packing suitcases and spending hours in the car, you'll also save some money!

Below are six ideas to keep your kids smiling and get the whole family involved.

  • Plan the Menu - Memorial Day means picnics, and there are all kinds of fun and colorful dishes you can make to celebrate.
  • Make Decorations - Red, white and blue are the colors of the day. Get creative with centerpieces, balloons and table settings to make your Plymouth home a festive holiday venue.
  • Invite Friends and Relatives - The more the merrier, right? And you can always ask your guests to bring a snack or covered dish to share.
  • Have a Plan B - How many times have you known it to rain on Memorial Day? Have a back-up plan in case Mother Nature makes you retreat inside.
  • Have Indoor and Outdoor Games - If the weather cooperates, water games, such as balloons or a slip-n-slide are perfect, but have some board games or crafts ready to go in case you find yourself running for cover. Don't forget to have some games for the adults too!
  • Remember the Meaning of Memorial Day - The history behind the holiday is sometimes lost along the way. Make sure the kids realize why this holiday exists — to honor the people who fought to give us the freedom to celebrate.

Planning For A Memorial Day Closing

Memorial Day ClosingsPlanning to close on your home at the end of May? Plan ahead. Memorial Day is coming and the holiday may delay your closing.

Memorial Day marks the unofficial start of summer and the 3-day Memorial Day weekend is a popular vacation time in real estate-related industries.

Real estate agents tend to take time off because fewer of their clients are actively home shopping on a holiday weekend; mortgage lenders are closed because banks don't operate on a federal holiday; and, title agents are often away from the office because the former two groups aren't working.

But what's supposed to be a 3-day weekend is actually a 4.5-day one. This is because many people leaving for a Memorial Day vacation will not go to work on the Friday before the holiday, and then getting back into the "work groove" on Tuesday can be a half-day affair.

Therefore, if you're under contract to buy a home in Maple Grove , or to sell one; or if you have a refinance in progress that's expected to close at month-end, there are some steps you should take to get pro-active with your closing. If you're going to lose 4-and-a-half days at the end of the month, you'll want to try to make those days up while the month is still young.

Here are 3 quick tips to speed up your closing and approval.

First, get your homeowners insurance policy picked out. Do your comparison shopping, select an insurer, and then prepay your first year of insurance, effective your closing date. Pay by check and not credit card, if possible, to avoid harming your credit score.

Provide your proof of payment to your lender immediately.

Next, if you're using a Power of Attorney, have your documents signed by all interested parties and submit them to your lender for review. Don't assume that your attorney's Power of Attorney documents will be acceptable to a bank -- banks require specific verbiage. If the documents are rejected, make the requested fixes and resubmit.

Banks do not compromise on Power of Attorney letters.

And, lastly, if you're accepting gifts or using retirement funds for your downpayment, be sure to have your paperwork reviewed and on file with your lender as soon as possible. Do not wait to withdraw funds until just before closing, either. Have everything in the proper checking account at least one week in advance, and ready for your closing.

There are other steps you can take, too, to make sure your end-of-May closing goes smoothly and they all amount to "preparedness".

When you're asked for paperwork, provide it quickly. When you're asked to sign a document, sign it on the same day. When you're needed to attend a home inspection or an appraisal, do it during your first available opening.

Just leave as little as possible to the "last minute", and everything should go well.

Memorial Day Messes With Mortgage Rates

Vacation weeks are rough on mortgage ratesMortgage rates across the state are near year-to-date lows, but locking them in this week may be difficult. As Memorial Day nears, and Wall Streeters get a head-start on the long weekends, trade volume in the mortgage bond markets will dip.

When bond volume drops, mortgage rates get jumpy. It's a relationship based more on scarcity than actual market fundamentals.

It works like this:

  1. Conforming and FHA mortgage rates are based on the "market price" of a mortgage-backed bond
  2. Mortgage-backed bonds can't be bought or sold without a buyer and a seller at a specific price

As Friday gets closer this week, and more and more Wall Street traders will leave for their "extended" 3-day weekend, and bond markets will be left with fewer and fewer participants. This will create a market situation in which it's harder to match a buyer and seller at any given bond price, resulting in larger mortgage rate shifts than usual.

These jumps in rates are exaggerated during periods of economic uncertainty like these. What's more, there's a lot of economically-important data due for release this week. That, too, can put markets in hysterics.

If this were a "normal" week, mortgage rates would be volatile. The coming of Memorial Day is just adding to the mix.

Mortgage rates may rise in Plymouth this week, or they may fall.  Either way, if you have the opportunity to lock something favorable, consider doing it.  Rates are low and likely won't last.

Why You Shouldn't Schedule Your Closing For May 28, 2010

3-day weekends can make closings toughThe federal home buyer tax credit expires April 30 and the deadline is sparking a home sale surge. It figures to burden real estate, mortgage and title offices nationwide over the next 60 days so plan your closing date accordingly.

Especially because the last Friday in May is the Friday before Memorial Day.

Now, if the connection between the tax credit and Memorial Day is not immediately clear, think of your own office on a 3-day weekend's Friday. Some of your colleagues take a half-day at work, others take the entire day off.

Office-wide, productivity drops.

The same is true in the real estate space. Offices are short-handed ahead of a holiday so, if you're under contract for a home and plan to close in May, consider a closing date other than Friday May 28, 2010. 

And meanwhile, with 6 weeks until Memorial Day, here's some steps you can take today prepare for other people's time off later. 

 

 

  1. Notify your lender of your planned vacation time between now and your scheduled closing
  2. Purchase a homeowners insurance policy and prepay the first year. Send proof of payment to your lender.
  3. Have Power of Attorney forms lender-approved and signed by all parties in advance, if applicable
  4. Deposit gift monies and/or retirement fund withdrawals into an acceptable bank account, if applicable
  5. Schedule your final walk-through as far in advance as is realistic so there's time to make "fixes", if needed
  6. Have your closing funds ready at least 1 day in advance

The tax credit's expiration is around the corner and as it gets closer, real estate-related businesses are taking on more work. Basic title and mortgage tasks are taking longer to complete and that should persist for a while.

Get ahead of the curve and beat your contract dates handily. Use the checklist above and be responsive to your lender's requests.

 

And, if at all possible, avoid closing on the Friday before Memorial Day and even the Tuesday after -- it's when office staffs are at their smallest.
